We are here to prepare, design, and manage the planning aspects of your project; whether in relation to large scale residential and commercial developments, SME projects, individual bespoke proposals or domestic home improvements.

Bradley Hall offers a centralised and streamlined residential lettings and property management service for individual properties and portfolios.

Our team is experienced in residential lettings and vastly knowledgeable of lettings legislation that affects your properties and tenants. It is no secret that residential lettings are heavily regulated, time consuming and demanding. We are trained to ensure that landlords are protected from the outset, providing tenants with appropriate guides and legislative certification, organising this on your behalf where required.

With a robust approved contractors register, we can help you get your property market ready before advertising, carrying out viewings and arranging your tenancy contracts ready for move in. With our fully managed service, we protect tenancy deposits, provide inventories, and carry our periodic tenancy inspections to ensure your property is well looked after and your tenants are happy.

We offer our landlords tenant find and fully managed services, allowing you to choose the level of involvement that best suits your preferences and requirements.

Finding the right property

At Bradley Hall, we take the time to understand what you are looking for. We will match you with suitable properties that meet your criteria and keep you informed of homes coming to the lettings market. We can arrange accompanied viewings, answer any questions you may have, and support you through securing the right property for you.

Renting through Bradley Hall

We will guide you through every stage of your rental journey, from finding your new home to supporting you through the application process. We will arrange the signing of contracts, explain any monies due prior to move-in, and ensure you fully understand the terms of your tenancy agreement. If you are interested in renting a fully managed property, we can also advise you on the options currently available.

Property Management

When you rent a managed property through Bradley Hall, you can feel confident knowing support is always close at hand. We work with reliable and experienced contractors who are available 24 hours a day, 7 days a week should an issue arise. You will also have a dedicated property consultant who will be your main point of contact throughout your tenancy, offering guidance and assistance whenever needed.

Referencing

Bradley Hall has robust referencing procedures in place before any tenancy is granted. Referencing is processed via The Lettings Hub. For more information on this, please see here: The Lettings Hub.

Insurance products

Protecting your personal belongings is important. Once you have moved into your home, we can help arrange insurance to cover your contents and, if required, your rental payments in the event of redundancy or unexpected loss of income.

Your deposit

In line with legislation introduced on 6th April 2007, all damage deposits must be protected in a government-approved Tenancy Deposit Scheme. We will confirm where your deposit is protected and how it is held, whether your property is managed by Bradley Hall or directly by the landlord. Your deposit will be protected by TDS if your property is managed by Bradley Hall.

Tenant fees

At Bradley Hall, we understand the importance of transparency. Clear and concise information regarding any permitted tenant fees will be provided before you move into a property, ensuring you know exactly what to expect from the outset.
